What the Housing Needs Assessment is Telling Us

In May 2025, the City of Fredericton released the executive summary of the 2025 Housing Needs Assessment, which confirms demand is outpacing supply, affordability is slipping, and without action, the gap will keep growing.

The need for more housing is severe
Fredericton needs 3,010 more homes today—and nearly 20,000 more by 2044.

Affordability is vanishing
In 2024, a household earning $60K could afford only 3% of homes on the market. Almost a third of renters are paying more than they can afford.

An economic issue
The housing shortage is affecting workers, employers, and vulnerable residents.
